December 2020/Year End Real Estate Market Report



The Samuel Team & John R. Wood Naples Area Year End Report Closed Sales December was the grand finale for what had already been shaping up to be a banner year for sales in Southwest Florida. With 3,548 closed sales, December sales outpaced those of 2019 by 48.5% and set a new monthly record. This brought closed sales for the year to 31,834, up 17.4 % from 2019, and a new high for annual closed sales in Southwest Florida. Sales for million-dollar-plus properties led the charge with 2,821 closed sales, up 59% from 2019 when 1,774 sales were posted. Million-dollar-plus sales for December were up 154.4%, from 169 to 430. Listing Inventory / New Listings The number of available properties on the market steadily declined throughout most of 2020. As of December 31, 2020, there were 6,368 listings on the market, down 46.4% from 11,885 listings just one year prior. This decrease in inventory, combined with the increase in closed sales, caused months of supply to fall 54.4% from 5.26 months

Closed Sales With 2,663 closed sales posted for January, 42.3% more than the same month last year, Southwest Florida continues to experience unprecedented buyer activity. The most notable gains were posted for Bonita-Estero and Marco Island, where closed sales grew by 70.4% and 115.3%, respectably. For the Southwest Florida market-at-large, it was the million-dollar-plus segment that continued to set the pace with 310 closed sales compared to 116 last year, a 167% increase. In recent months, 12-month rolling closed sales have maintained a 7% to 12% lead over preceding 12-month periods. Through May, however, 12-month closed sales posted only a 1.1% lead. The reason, of course, is recent declines in closed sales due to the pandemic. Closed sales are a trailing indicator, meaning they reflect not what’s happening in the market right now, but what happened weeks or months ago. Most of May’s closed sales went under contract during the height of travel restrictions and stay-at-home orders when newly pended sales were at their lowest, so May’s closings reflect what was occurring during that time.
